I have developed an easy to use application that will allow you to prepare and print a Limited Power of Attorney
for use if you own real property and will be unable to attend the closing on the sale of your property.
I have prepared two versions of my software. One version is to be used by an individual, whether a sole owner
or one of two or more joint owners. The other version is to be used when both of two joint owners, e.g., a husband
and wife, cannot attend the closing.
Before you begin, you should know or have the following information readily at hand:
the name and address of the proposed agent;
the address of the property respecting which the proposed agent will have the power to convey;
the tax map and lot number of the property to be conveyed [this information can be found on the owner's municipal real estate tax bill or secured from the municipal assessor's office]; and,
the legal description of the property to be conveyed [this information can be found on the deed that was used to convey the property to the current owner(s)].
